C H Evans was one of a dozen active real estate agents in Bay View Terrace at the time.  Even before the town became a Municipality in 1898, many of the established families along with property developers, took up land as it became available, creating subdivisions and speculating on the popularity of the area. This did not always bode well, and many of the subdivisions took years to sell. This map shows all subdivisions in their entirety to 1903. As new sub-divisions with smaller lots were being offered, primarily in locales north of the Perth Fremantle Road (Stirling Highway) and East of Bay View Terrace, Claremont had a rapid rise in population, from 2500 in 1905 to roughly 7500 in 1914, becoming a middle class suburb catering mainly to the white collared worker.
